Lijnbaansgracht is the best of the Amsterdam ring canals for living in. Traffic and noise are much lower than the main canals, yet it's still in the centrum area.

The Watergruwel is bright and airy, with a high ceiling and really
good acustics. She's
finished to a high standard, well insulated, with hardwood flooring [solid Merbau] and trim, and
has a modern inbuilt kitchen.
She lies in a beautiful leafy quiet canal, a residential area in the city center.
Electrictiy, city gas, water, cable TV, and high speed internet are already connected [land line telephone is available].

The location is in Amsterdam Centrum on Lijnbaansgracht near Vijzelgracht, a quiet, safe, leafy neighborhood, yet only 10 minutes by foot to the nightlife areas of Leidseplein or Rembrantsplein. Vondel park and the Rijksmuseum are also close by [the tower of the Rijks museum is visible out the window of the boat].
There is a stop for the new metro at the end of the
street just a few minutes walk from the boat.
There is high efficiency central heating and water cooled air-conditioning*.
This boat has 15 opening windows.
The main utilities [water, gas, electric, and sewer] are
connected. Internet, TV, and telephone are available.
The water supply line is protected against freezing by a very good
automatic system. I've installed 4 of these and never had one fail.
She is suitable for a single person or a couple. There
is only 1 large room [3X12 meters, 10X39 feet] as well as a complete
open kitchen of 3X3 meters.
There is a mounting for a TV, (I have one but it's a but small by today's standards).
The tenant needs to supply soft furnishing, there is a standard size bedframe of 160x200 and a room divider.
There is a powerful shower [no full bath], and a conventional
toilet. There's a washing machine and color TV included.

Houseboats are NOT subject to the stringent Dutch housing rules, so this home is offered freely and directly by the owner, without "urgency" or other legal requirements. I will ask for your financial details before viewing, and if an agreement to rent is reached I'll need to see your documents too.

The Watergruwel is a tjalk built in the Netherlands in 1888. Riveted
steel, she was built as a sailing ship for freight.
I built the new cabin from 5mm steel, and completely renovated the "Watergruwel" in 1995.
All the windows are hardwood and double glazed. The south facing ones have roll down sunshades.
The walls and roof have 75mm of rockwool insulation.
The hull, as well as the front and back decks, are original, built in 1888; one of the oldest steel vessels surviving in the city.
